03 · Seller journey

One conversation, four clear outcomes.

Seller journey diagram
The seller conversation that runs when an owner answers a campaign call. Dashed steps need your specialist line and the Seller Consultation to be set up. Open full size ↗
Text version

You enroll a seller and the assistant calls their preferred number. When they answer, it introduces itself as an AI assistant and asks whether they are open to an offer. A seller who declines is marked Not Interested and hears no more from you. A seller who asks for a specialist is transferred, or offered a booking if nobody picks up. An interested owner answers eight questions about a home or four about land, all saved to the contact, and is offered a consultation. A booking moves them to Appointment Scheduled and your team gets an email and a preparation task.

C01 · CONVERSATION

Greeting and identity

Passed · 94

The agent introduces the right business and offers what it can help with.

SELLER SAYS“Hi, who am I speaking with?”
  • Uses the business name from your settings
  • No leftover template or demo business name
  • Offers the main things it can help with

What we saw: Opened by saying it is an AI assistant calling for the team, then asked whether the seller was open to an offer and moved to the home or land question. Score is Votel's conversation score from its simulator; the simulator cannot place calls, send texts or complete a live transfer, so a transfer shows as answered.

Missing details

Passed · 96

A vague request gets follow-up questions instead of guesses.

SELLER SAYS“I need to book something.”
“Tomorrow.”
  • Asks for each missing required detail
  • One question at a time
  • Never fills in a detail the guest did not give

What we saw: With a vague request it offered a specialist and took the specialist transfer, moving the seller to Call Forwarded. Score is Votel's conversation score from its simulator; the simulator cannot place calls, send texts or complete a live transfer, so a transfer shows as answered.

SELLER SAYS“I want to make a request.”
“Actually, never mind that, I have a different question.”
  • Follows the new request
  • Does not record the abandoned one as final

Passed · 96

Questions the business does not handle are declined politely.

SELLER SAYS“Can you help me with my taxes?”
  • Politely says it cannot help with that
  • Steers back to what it can do
  • Does not invent an answer

A request for a human gets a truthful handoff.

SELLER SAYS“Can I talk to a real person?”
  • States the real handoff path (transfer or staff follow-up)
  • Never promises an instant transfer that is not set up
  • Captures a way to reach the guest

What we saw: Took the specialist transfer as soon as the seller asked for a person and set Call Forwarded. Score is Votel's conversation score from its simulator; the simulator cannot place calls, send texts or complete a live transfer, so a transfer shows as answered.

AgentThanks. Is there a reason you haven't listed it with an agent?
SellerMostly I just don’t want the hassle of listing and showing it right now.
AgentUnderstood. Do you have a price in mind?
SellerI’m not sure yet, I’d want to hear an offer first.
AgentThat’s totally fine. Anything else you’d want us to know about the property?

AgentThank you, that's helpful. Would you like to book a short, no-obligation consultation with one of our specialists?

Clean ending

Passed · 98

The conversation ends on purpose, with the next step stated.

SELLER SAYS“That's all, thanks. Bye!”
  • Confirms what happens next
  • Ends the conversation intentionally
  • No trailing questions after goodbye

What we saw: Closed politely on the goodbye. It filed the goodbye as not interested (stage and tag), which stops further outreach. Score is Votel's conversation score from its simulator; the simulator cannot place calls, send texts or complete a live transfer, so a transfer shows as answered.

  • The setup check stops before any outside action

  • Home route taken
  • All eight home answers saved to the contact

08 · What you'll set up

A short, plain-language setup.

All five workflows, the pipeline and the booking are already built. Setup connects them to your business: your company name, the numbers owners see, your specialist's line, the consultation calendar and an email sender. Confirm consent for your list and run the acceptance tests before you enroll anyone.

Required (7 steps)

  • Prepare: Confirm the install before changing anything.
  • Company & specialist: Tell owners who is contacting them and where transfers go.
  • Numbers: Choose the numbers owners see and text.
  • Consultation: Make the Seller Consultation bookable.
  • Email: Team alerts need a verified sender.
  • Consent: Contact only people you may contact.
  • Test & enroll: Prove it with a test seller, then enroll.

Optional modules

  • Tune the campaigns: Adjust timing and choose how you reach each list.

Open the full setup guide →

09 · Questions

Before you install.

Who does it call and text?

Only the sellers you enroll. Each one is contacted on one number: up to six calls over four days and up to ten texts over six months, depending on which campaign you start.

What happens when a seller says no?

They move to Not Interested and get a not interested tag, which stops the text campaign at its next check. A no by text closes the file the same way.

Can a seller talk to a person?

Yes. A seller who asks for a specialist is transferred to the phone number you set. If nobody answers, the assistant offers to book a consultation instead.

Am I responsible for consent?

Yes. Enroll only owners you have permission to call and text, and follow your local calling and texting rules. Every text offers STOP.

What does 'tested' mean here?

Every scenario on this page was run in Votel's own simulator on this exact build, and every result shown passed. Anything that depends on your own accounts, such as calls on your number, texts, emails and bookings, is covered by the go-live checks in the setup guide before you switch it on.

Who is this from?
